Count rooms, not square feet. The larger two bedroom here is 235 square feet bigger than the smaller one but only about sixty dollars more, because it has one big living room instead of two small bedrooms. A single large room takes less time than two small ones of the same combined area: fewer corners, fewer cut lines, fewer doorways to mask. The extra footage is circulation nobody paints.

What painting a new suite here involves

The walls are in excellent shape, which makes the painting straightforward and the protection around it the real work. Scavolini kitchens, marble baths, integrated appliance panels and finished millwork all need covering properly before a brush comes out. That is included, and it is what separates a clean job from a callback.

Most owners here are not fixing worn paint. They are changing a colour that came with the suite. That means a colour change rather than a refresh, which needs an extra coat of paint.
