Painting a Loft at 119-139 Merton Street (The Metro)

The Metro is two towers on a podium at 119 and 139 Merton, finished in 2000. Above the ground floor, most of its 194 suites are two-level lofts with eighteen foot ceilings and glass running the full height on both levels.
If you live here you already know your unit is not like your friend's condo down the street. You have probably had a trade quote you a normal price and then look up.
We will not give you an instant price for a suite in this building. The quote form on this site stops you if you flag a tall ceiling. Here is why, because "call us" without a reason sounds like a company hiding a number.
Three things break at once
The wall doubles, the floor does not. Paint quotes usually work off floor area, which tracks well enough in an ordinary condo. At eighteen feet a living room can have close to twice the paintable surface of the same footprint at nine, and any price built from square footage comes out low.
The glass is all edges. Floor to ceiling on both levels means the wall is mostly window, and window means cutting in by hand. That is the slow part, the part you cannot roll past.
Eighteen feet needs equipment. Beyond a step ladder and beyond safe extension-ladder work against an interior wall. It needs staging, and the staging has to come up your elevator and through your door.
None of those show on a floorplan.
What you get instead
If we quoted this from a form, either the number is too low and we find out on day two, which becomes your problem, or we pad it enough to be safe and you pay for our uncertainty.
Measuring takes about twenty minutes. Actual height, the cut lines around the glazing, how the staging gets in. Then a fixed price that holds, same as any other job. The measurement replaces the form, not the promise.
What we know before arriving
A 2000 build, so drywall ceilings rather than exposed concrete, and suites from about 570 to 1,280 square feet. The two-level layouts usually put a bedroom, den and bathroom upstairs.
Twenty-five years in, the units that have never been repainted are carrying builder paint from 2000. Two-storey walls are also the hardest surface in a home to keep clean, because nobody wipes down what they cannot reach.

Can you paint an eighteen foot loft? Yes. We measure it in person rather than quoting online, because floor area does not account for the extra wall height, the cutting in around two storeys of glazing, or the staging needed to reach it.
Why will your website not give me a price for The Metro? Because it would be wrong. Most suites here are two-level lofts, which roughly doubles the paintable wall area a floorplan implies.
Is the price still fixed? Yes. Once measured, the price is the price. The measurement replaces the online form, not the fixed-price promise.
